Step one: schematic design
First, we listen and learn. Our goal is to see beyond where you are now – perhaps a living room busy with children not yet born, or a serene setting for retirement. As ideas emerge, we explore these concepts together, discussing the unique advantages of each. When one direction feels comfortable and exciting to both of us, we use it as a springboard.
step two: design development
Evolving the concept from sketches to basic architectural drawings, we develop the concept both visually and functionally – integrating systems, helping select fixtures and finishes, and implementing clever solutions.
step three: construction documents
The design concept we have already developed is translated into a detailed set of documents – exceeding the minimum information required for a building permit and fulfilling the level of detail needed for accuracy in cost estimating and construction.
STEP FOUR: CONSTRUCTION CONTRACT NEGOTIATION
If a contractor has been selected early in the design process, we take time to review their pricing with objectivity, suggesting when additional bids should be requested from their tradesmen. When a contractor has not been pre-selected, we facilitate competitive bidding by providing detailed instructions and equal information to all bidders. We then collect and review the bids with you.
STEP FIVE: CONSTRUCTION PHASE SERVICES
We visit the site and meet with you and your builder regularly. We are involved, and our involvement is evidenced in the final product.
We can also provide services beyond standard architectural services, from helping select property (whether it is a parcel or a home to remodel) – to selecting furnishings. Every client and project is unique, and we are happy to assess what level of service meets your needs.
